2018 was another big year for San Francisco real estate. The market continues to be strong, with limited inventory.  The average sale closed at 10% over the asking price.  Median home prices were up a staggering 13% for SFHs, while condos gained a more modest 5%.  As has been the case for the last few years, almost all of that growth came in the first part of the year. 
 

There were many factors influencing real estate prices across the nation in 2018.  However, in San Francisco, prices were primarily driven by the strong local economy, the increase in the number of tech jobs, and the preference of many new arrivals to live in SF rather than Silicon Valley.
